Blk. 07.00 designated as Lot No. 389 on a certain map entitled, "Map of Section
Lot 018.00 D, Nassau Point Club Properties Inc. , situate on Nassau Point,
Suffolk County, New York, surveyed by Otto Van Tuyl, C. E. and
Surveyor, Greenport, New York, March 24, 1926" filed in the Suffolk
County Clerk' s Office on 5/7/26 as Map Number 806, being more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Wunneweta Road distant
243 feet southerly from the extreme southerly end of an arc of a
curve connecting the southerly side of Menhaden Road and the
westerly side of Wunneweta Road;
RUNNING THENCE along the westerly side of Wunneweta Road, South 21
degrees 24 minutes 30 seconds West 126.38 feet to the division line
of lots 388 and 389;
THENCE along said division line, South 88 degrees 34 minutes 00
seconds West 293. 18 feet;
THENCE North 02 degrees 01 minutes 00 seconds West 72 feet;
THENCE North 81 degrees 10 minutes 40 seconds East 345. 84 feet to
the westerly side of Wunneweta Road, the point or place of
BEGINNING.
BEING the same premises conveyed to the Grantors herein by deed
dated June 27, 1981, recorded July 14, 1981 in Liber 9034, cp 48.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
CNIthe first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
l� the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
