WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingixx0a at East Cutchogue, Town of Southold, County of Suffolk and
State of New York, known and designated as Lots 23, 24, and part of Lot 22 as
shown on a certain map entitled, "Map of Nassau Farms" , filed in the Suffolk
County Clerk' s Office on March 28, 1935 as Map No. 1179, which said lots and
part of lot, when taken together, are more particularly bounded and described
as follows:
BEGINNING at a point on the Easterly side of Pine Tree Road where the same is
intersected by the division line between lots 24 and 25 on the aforesaid map;
RUNNING THENCE along said division line North 73 degrees 40 minutes 00 seconds
cast, 286.0 feet to the ordinary high water mark of Little Creek;
THENCE along Little Creek along a Tie Line course of South 9 degrees 16 minutes
10 seconds East, 184. 19 feet;
THENCE South 74 degrees 30 minutes 20 seconds East, 262.50 feet to the Easterly
side of Pine Tree Road;
THENCE along the Easterly side of Pine Tree Road, the following 2 courses and
distrances:
1) North 21 degrees 50 minutes 10 seconds West, 60.0 feet;

Y line between lots 24 and 25 first above mentioned, the point or place of

The grantors herein are the same persons as the grantees in Deed dated March
TAX MAP 30, 1973, recorded April 2, 1973 in Liber 7371 Page 290.
DESIGNATION
Drat 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
