WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,

Section No. 1" , and filed in the Office of the Clerk of the County
of Suffolk on April 20, 1961 as Map No . 3325 being bounded and
described as follows:

BEGINNING at a point on the southerly side of Lupen Drive,
where same is intersected by the dividing line between Lots number
5 and 6 , as shown on the aforementioned map; running thence along
said southerly side of Lupen Drive North 80° 121 50" East a distance
of 130. 00 feet to a point and the intersection of the southerly side
of Lupen Drive with the southwesterly side of Billard Road; running
thence along said southwesterly side of Billard Road, South 260 461
10" East a distance of 131. 77 feet to a point on same, where same
is intersected by the southerly line of Lot number 5 , as shown on
the aforementioned map; running thence along the southerly line of
J Lot number 5, the following two (2) courses and distances: South
1 131 50" West a distance of 110 .00 feet; South 77° 161 10" West
a distance of 63. 36 feet to the dividing line between Lots number
•A 5 and 6, as shown on the aforementioned map; running thence along
the aforementioned dividing line, North 90 471 10" West, a distance
9 s.4 of 161. 40 feet to a point on the southerly side of Lupen Drive and
the point and place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated 5/4/79 and recorded in the Suffolk
TAX MAP County Clerkls Office on 5/9/79 in Liber 8622 Page 363.
DESIGNATION Premises are not subject to a Credit Line Mortgage.
Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
See. 104. 00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
