Dear Mr. Wiggin:
The Planning Board has reviewed your letter of June 26,
1992, in which you request a waiver of site plan requirements
for the conversion of the two-story motel/scallop building to a
marina day room and Sea-Tow generator repair and administrative
facility.
The Board will not grant a waiver for this change of use
and the renovation of this building.
The Board feels that the area is ecologically sensitive and
will require a State Environmental Quality Review Act (SEQRA)
review of this Type I action. The renovation to the building
will be extensive due to it's current condition. The Board will
be required under SEQRA to review all aspects of this proposed
project, including drainage and parking.
The proposed project will also require review by the
Suffolk County Department of Health Services.

SUBJECT: Port of Egypt Enterprises
Dear Members of the Board:
Reference is made to the enclosed survey of Port of Egypt
Enterprises, dated April 4, 1989. The highlighted facility
on the Western most portion of the property is now nodated
"two-story frame motel". This building was never modified
as a motel but has been used previously as a scollop opening
facility with cold storage units on the first floor, and
storage areas on the second floor.
Because of the decline in the availability of bay scallops,
which is not expected to change significantly over the next
few years, the Owner would like to rehab this building and
place it in a useable condition. The planned uses include
the following:
o
A marina day room with toilets on the first story
section on the waterside end;
Sea-Tow base and administrative facility on the second
floor; and
Generator storage and service facility on the first
floor.
As the property is zoned Marine I, and as the proposed uses
are marina/boatyard related, except for the generator
facility which will be multi-use generators (marine and
other), and as no structural, outside modification,
extension, or other work other than exterior repair and
interior rehabilitation is required, it would appear that
Site Plan approval is not required.

The above also has been reviewed in detail with Victor
Lessard, Southold Town Building Department, with his
resultant recommendation that a letter of application be
made to the Planning Board for a waiver of Site Plan
approval.
