The Commission approves the revised proposal with one proviso. As you are aware, State Route 25 is a designated NYS scenic byway. We request that the proposed scenic quality of the site be maintained via appropriate plantings and that the proposed building be as architecturally pleasing as possible along the lines of the Hess stations in Easthampton and Bridgehampton on the South Fork. Fax {631) 765-3136 TO: Ms. Amy Thiel Senior Planner FROM: DATE: RE: Neboysha R Brashich Chairman July 6, 2007 Warex Project 9945 Main Road, Mattimck SCTM #: 1000-142-1-27 Initially, the Commission reviewed subject project proposal twice at its July 31 and August 28, 2006 meetings. Another review was held regarding the recent project revision on June 25, 2007. Generally speaking, the project looks better than in the previous submission. However, the Commission continues to be concerned regarding the size of the cut on Factory Avenue and the ensuing safety issues should the project be approved. Some concern was voiced also regarding the turn around radius at the car wash. As the Planning Board is aware, NYS Route 25 is a designated New York State Scenic Road. Hence, any proposed structural modifications and/or landscaping should take this into account. We understand that a new roof over the gas pumps is being considered. In the final review of the project, please ensure that this is esthetically pleasing and that the landscaping at the comer should be low profile in order to facilitate sighting distances.
