Parcel 1
ALL that certain plot, piece or parcel of land situate, lying and
being at Mattituck, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point on the ordinary high water mark of Deep Hole
Creek at the northeasterly corner of land of Drum;
RUNNING THENCE easterly along said high water mark 95 feet, more
or less, to land of Celic;
THENCE along said land South 62 degrees 23 minutes 30 seconds
East 205 . 00 feet, more or less, to the ordinary high water mark
of Peconic Bay;
THENCE westerly along said high water mark 140 feet, more or
less, to land of Drum;
THENCE along said land two courses:
1) North 34 degrees 52 minutes West 90 feet, more or less;
thence
2 ) North 62 degrees 52 minutes West 100 feet, more or less,
to the point of BEGINNING.
TOGETHER with a right of way from the westerly line of the prem-

Suffolk Avenue to the center line of the gutter;
THENCE southerly by and along the center line of the gutter to
the property now or formerly of Phil Berry;
THENCE westerly by and along the property now or formerly of Phil
Berry, South 84 degrees 28 minutes West 270 feet, more or less,
to a point in the easterly line of Airway Drive;
THENCE North 3 degrees 58 minutes East 386 .2 feet by and along
