WISNIEWSKI, residing at 1540 Pequash Avenue, Cutchogue, New York 11935 party of the first part, and FRANCES WISNIEWSKI, residing at 1540 Pequash Avenue, Cutchogue, New York 11935 party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the hero or successors and assigns of the party of the second part forever, I as"Ill ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, Situate, IJCS l+ lying and being in the Town of Southold, County of Suffolk and STate of New York, at Fleet's Neck, near Cutchogue, bounded and described as follows: t BEGINNING at a monument on the southwesterly line of Fleet's Neck Road, 1499.75 e feet southeasterly along said southwesterly line from the Main Road, said point of beginning being the easterly corner of land of Stankiewicz; from said point of beginning running along said southwesterly line of Fleet's Neck Road, South DISTRICT: 45e 29' East 100 feet; thence along land now or formerly of Le Roy S. Reeve, 1000 two courses, as follows: SECTION: (1) South 44e 31' West 150 feet; thence (2) North 45e 29' WEst 100 feet to a monument; BLOCK: 011.00 thence along said land of Stankiewicz North 440 31' East 150 feet to the point LOT: of BEGINNING. 012.000 TOGETHER WITH all the right, title and interest of the party of the first part in and to land lying within the bounds of Fleet's Neck Road adjacent to said premises to the center line thereof. BEING AND INTENDED TO BE the same premises conveyed by deed dated February 24, 1958, recorded in the Suffolk County Clerk's Office on March 10, 1958 in Liber 4436 at page 269; TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs-or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything her the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
