SANDERSON', residing at 3 Manor Road North, Greenlawn, New York 11740 O party of the first part,and THOMAS McKAY SANDERSON II residing at 2730 Pine Tree Road, Cutchogue, New York 11935 c'��J� party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 40, on a certain entitled, "Map of Nassau Farms" , and filed in the Office of the Clerk of the County of Suffolk on March 28 , 1935 as Map No. 1179 . too BEING AND INTENDED to be the same premises conveyed by Stuart W. "• Sanderson to Thomas M. Sanderson and Anne G. Sanderson, his wife, Sf1I1 : and recorded in the Suffolk County Clerk ' s Office on July 20 , 1973 d in Liber 7446 of Deeds at page 400 . The premises were conveyed ♦�a.'maa`'' to Stuart W. Sanderson by Henry George Hesel and Laura Hesel, his wife, by a deed dated December 8 , 1970 recorded in the Suffolk Dist W00 County Clerk' s Office on December 11 , 1970 at Liber 6854 of Deeds Section at page 32 . 104.00 THOMAS M. SANDERSON died a resident of Suffolk County on October 4 , 'B1ock0200 1977 . Anne G. Sanderson died a resident of Suffolk County on January 16 , 1987 leaving a will admitted to probate on June 11, Lot015a1900 1987 (file #1076 p 1987) . The party of the first part is the same person as Stuart William Sanderson who was devised a one-half interest in the premises under the Will of Anne G. Sanderson and who hereby conveys that interest to the party of the second part. THE PREMISES were formerly known as 2650 Pine Tree Road and are now known as 2730 Pine Tree Road. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the part), of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
