ALL that certain plot, piece or parcel of land, with the
buildings thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York,
known and designated as all of Lots 207 and 208 and part
of Lots 116 and 209 and all of Plot B, as shown on a certain
map entiteld "Amended Map A of Nassau Point Club Properties
Inc. " and filed in office of the Clerk of the County of
Suffolk on 8/16/22 as Map No. 156 , and also shown on "Amended
Map B of Section B, Nassau Point Club Properties, Inc. " filed
in office of the Clerk of the County of Suffolk on 9/26/24 as
Map No. 789 , which said lots, part of lots and plot when
taken, together as one parcel are more particularly bounded
and described as follows :

the party of the first part by deed dated June 22 , 1989 and

SUBJECT TO a 10 foot easement reserved to Alice Fife, one
of the parties of the first part, for the purpose of ingress
and egress for utility and service vehicles to adjoining land
of Alice Fife (SCTM #1000-118 . 00-01. 00-018 .003 ) over and
across a portion of the premises being conveyed herein which
is more particularly described as follows:
BEGINNING at a point on the northerly side of
Bridge Lane which point is on a tie line of South
79° 13 ' 10 " West 20 .37 feet from the southeasterly
corner of the premises above described and being
conveyed this date to the party of the second part
and the southwesterly corner of land of Alice Fife;
running thence from said point or place of beginning
along the northerly side of Bridge Lane on said tie
line course South 79° 13 ' 10" West 10 .0 feet to a
point; thence northerly through land being conveyed
to the party of the second part North 9° 24 ' West
62 .09 feet to land of Alice Fife; thence along land
of Alice Fife South 350 43 ' 50" East 22 . 54 feet to a
point; thence through land being conveyed to the party
of the second part South 90 24 ' East 41 .65 feet to the
northerly side of Bridge Lane and the point or place
of BEGINNING.
This 10 foot easement area will remain clear and
unobstructed for the purpose of permitting ingress and egress
of utility and service vehicles to gain access to the
adjoining land of Alice Fife. The surface of this 10 foot
easement area shall remain in its present condition of grass
and shall not be paved; any damage to the easement area
caused by vehicles utilizing this access to land of Alice
Fife will be repaired by Alice Fife. The party of the second
part shall also have the right to use this 10 foot easement
area for additional access to their property. This easement
and all of its terms , covenants and conditions shall be
binding and inure to the benefit of the parties hereto, their
legal representatives, distributees, successors and assigns .
