being at Mattituck, Town of Southold, County of Suffolk and State
of New York, known and designated as Lot #52 on a map known as
"Map of Sunset Knolls, Section Two, Mattituck, Town of Southold,
Suffolk County, New York, " and filed in the Suffolk County Clerk's
