4' 47' 40" East a distance of 197.00 feet t6 the tie line along the
high water mark of Peconic Bay as same existed on July 22, 2009; THENCE
along said tie line South 76' 12' 27" West a distance of 59.07 feet to a
point; THENCE North 4' 39' 00" West a distance of 176.80 feet to a concrete
monument set in the ground for a bound on the southerly side of the Right of
Way first above mentioned; THENCE along said Right of Way North 70' 00' 00"
East a distance of 60.00 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way over a strip of land 30 feet wide, the
southerly line of which begins at the northwest corner of the land herein
described and runs on a course North 70' 00' East to the northeast corner of
the land formerly of Bryant S. Conklin; thence North over another right of
way known as "Camp Mineola Road" 25 feet wide extending from the southerly
line of the first right of way to New Suffolk Avenue.
BEING AND INTENDED TO BE the same premises as conveyed by deed dated
November 3, 1997 and recorded in the Suffolk County Clerk's Office on
December 15, 1997 in Liber 11867 Page 691.
TOGETHER with all right, title and interest, if any, of the party of the first pa~t in and to any slreets and roads
abutting the above described premises to the con~r lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the ~ part in and to said [n~-'misos; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
