the party of the second pan. does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second pan forever,
ALL that certain plo(, piece or parcel of land. with the buildings and improvements thereon erected, situate, lying and

~ BEGINNING at an iron pipe set on the northerly line of Sound View
Avenue which is 118.97 feet easterly along said line from the westerly
terminus of Sound View Avenue and the southeasterly corner of land conveyed
by McNulty and Diller to M. Lamb; running thence along land now or. formerly
of M. Lamb North 15' 44' 30" West 467.71 feet to the ordinary high water
mark of Long Island Sound; thence along the ordinary high water mark of
Long Island Sound on a tie line North 66' 31' 20" East 100.0 feet to land
now or formerly of S. Marusevich; thence along land now or formerly of S.
Marusevich South 16° 47' 20" East 457.61 feet to a monument set on the
northerly line of Sound View Avenue; thence running along the northerly
line of Sound View Avenue South 61' 51' 00" West 110.0 feet to the point
or place of BEINNING.
TOGETHER WITH all the right title and interest of the party of the
first part in and to the land lying below the waters of Long Island Sound
adjacent to the premises above described including all riparian rights, if
any.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
January 12, 1960 and recorded in the Suffolk County Clerk's Office on
January 27, 1960 in Liber 4760 Page 479.
RESERVING to the party of the first part the possession, use and
occupancy of the above-described premises for and during the natural
lifetime of the party of the first part; the party of the second part
agrees to pay: the maintenance and repair, real estate tax assessments,
fuel oil and premiums for fire and casualty insurance relating to said
premises.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutling the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all (he
cs(ate and rights of the party of thc Ih'st pan in and to said premises: TO HAVE AND TO HOLD the premises herein
granted unto thc party of the second part, the heirs or successors and assigns of the party of the second parl ~rever.

the said premises have been encumbered in any way whatever, except as ai'bresaid.
