that the party of the first part, in consideration of ten dollars and other valuable consideration

or successors and assigns of the party of the second part forever,

New York, bounded and described as follows: BEGINNING at a point on the westerly
side of a 30 foot right-of-way distant 217.28 feet northerly as measured along said
westerly side of said 30 foot right-of-way from the intersection of said westerly
side of said 30 foot right-of-way with the norhterly side of Wickham Avenue;
running thence along said westerly line of said 30 foot right-of-way three courses
and distances as follows: (1) North 30 degrees 17 minutes 20 seconds West 29.08

TOGETHER with an easement for ingress and egress between the above described
premises and Wickham Avenue over said 30 foot right-of-way, the westerly line of
said right-of-way being described as follows: BEGINNING at the northeasterly
corner of the premises herein described running thence 3 courses as 'follows:
(1) South 23 degrees 59 minutes 50 seconds East 26.46 feet; thence (2) South 35
degrees 00 seconds Fast 126.12 feet; thence (3) South 30 degrees 17 minutes
20 seconds East 246.36 feet to the northerly line of Wickham Avenue
BEING ABED INTENDED TO BE the same premises conveyed to the party of the first
,t part by deed from Ralph W. Tuthill Sr. , dated November 22, 1972, and recorded
in the Office of the Suffolk County Clerk in Liber 74991, Page 515.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre So requires.
