LUDWIG C. HASL and SONYA HASL, husband and wife, both residing at 275 Oak Drive,
Southold, NY, 11971
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, Suffolk County, New York, and known and designated
as Plots Nos. 43 and 44 in Block C as shown on a certain map made July 22, 1930 by Daniel E. Young,
P.C. and L.S. entitled, "Map of Reydon Shores, Inc., Bayview, L.I., N.Y. and in the Town of Southold,
Suffolk County, New York" and filed in the Office of the Clerk of the County of Suffolk on Jtily 1, 1931 as
Map No. 631 which lots in said block when taken together are bounded and described as follows:
BEGINNING at a point on the westerly side of Oak Drive distant 257.85 feet westerly and northerly from
the extreme northerly end of a curve connecting the southerly side of Oak Drive with the westerly side of
Reydon Drive;
RUNNING THENCE along the division line between Lots 44 and 45 on said map, South 60 degrees 50
minutes 00 seconds West 300.50 feet to the other land of Reydon Shores;
THENCE North 69 degrees 36 minutes 00 seconds West 55.00 feet to land now or formerly of Paul J. and
Kathleen Forestrieri;
THENCE along land now or formerly of Karen F. and Ceil E. Vanderputte, North 20 degrees 14 minutes 00
seconds East 135.00 feet;
THENCE North 77 degrees.32 minutes 00 seconds East 254.60 feet to the westerly side of Oak Drive;
THENCE along the westerly side of Oak Drive along a chord of South 19 degrees 03 minutes 00 seconds
East 57.34 feet to the point or place of BEGINNING.
TOGETHER WITH the right to use for bathing, boating and fishing all that portion of Beach lying in front
of Sections A and B and shown on said map, in common with Reydon Shores, Inc. and with others who
now have or hereafter may acquire rights in the same, subject, however, to such reasonable rules and
,regulations with respect to the use thereof as the said Reydon Shores, Inc. may from time to time put into
effect.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
June 27, 1996 recorded in the Office of the Clerk of the County of Suffolk in Liber 11782 page 304.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
~remises.
ro HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
