Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in Orient, in the Town of Southold, County of Suffolk and State of New York, known and designated as
Lot No. 26 on a certain map entitled, "Map of Orient-by-the-Sea, Section 1, situate at Orient Point,
Town of Southold, Suffolk County, New York, by Otto W. Van Tuyl and Son, Licensed Land Surveyors,
Greenpoint, L.I., New York", and filed in the Office of the County of Suffolk on November 21, 1957 as
Map No. 2777, bounded and described as follows:
BEGINNING at a point on the southerly side of Soundview Road distant 625.00 feet westerly from the
extreme westerly end of an arc of a curve connecting the westerly side of Three Waters Lane and the
southerly side of Soundview Road, said point also being where the division line between Lot No. 26 and
Lot No. 27 on the above Map intersects the said southerly side of Soundview Road;
RUNNING THENCE south 11 degrees 30 minutes 30 seconds west, 146.26 feet;
THENCE south 89 degrees 30 minutes 00 seconds west, 73.16 feet;
THENCE north 0 degrees 30 minutes 00 seconds west, 153.95 feet to the southerly side of Soundview Road;
THENCE easterly along the southerly side of Soundview Road following an arc of a curve bearing to the
right having a radius of 498.16 feet, a distance of 104.34 feet to the point or place of BEGINNING.
SAID PREMISES ALSO KNOWN AS AND BY: 870 Soundview Road, Orient, New York.
Being and intended to be the same premises conveyed to the party of the first part by deed in Liber 11882
page 450.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; To have and to hold the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
and the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if read "parties" whenever the sense of this indenture so requires.
