New York, hereinafter referred to as the Declarent;

I: The Declarent is the owner in fee simple
of the following described premises, more particularly bounded
and described as follows:
ALL that tract or parcel of land, situate, lying and being
at Southold, in the Town of Southold, Suffolk County, New York,
bounded and described as follows:

EGINNING at a point on the south side of Middle Road, CR-27, whi
point is 15 feet east of land of Donahue, when measured at right
I angles thereto; running thence easterly along the southerly side
of Middle Road, the following 3 courses and distances:

of an application for the approval of a sub-division plat, en-
titled "PUDGE CORP.", before the Planning Board of the Town of
Southold and as a condition to the granting of such approval,
the Declarent agrees that covenants and restrictions hereinafter
to be set forth be placed against the above described real
property, which covenants and restrictions shall run with the
land and may be modified, altered and/or repealled by the

Declarent, its successors or assigns following written

of the ends of the property line at the intersection having the
course of 79 degrees 37 minutes East and a distance of 34.78 feet
4. Each lot having a frontage on Middle Road
sha~l have a turnaround provision, such as a T-shaped shunt, so
that a vehicle leaving a lot will not have to back out into
the traffic stream on the road.
5. All stormwater runoff resulting from the
development and improvement of this sub-division or any of its
lots shall be retained on the site by adequate drainage
structures so that it will not flow out into the right of way
of Middle Road.
6. Since the commercial development of this
