DUHNOWSKY, deceased dalfam paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part Map No. forever, 1000 ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate, lying and being in the Mattituck, in the Town of Southold, County of Suffolk and Section State of New York, in the area known as "Westview" and described as follows: 107.00 Block BEGINNING at a monument on the westerly side of Woodcliff Drive distant $07.00 225.0 feet northerly as measured along said westerly side of Woodcliff Drive from Brower Road, said point of beginning being the northeasterly corner of land Lot now or formally of Kander; and from said point of beginning; running along 026.000 said land of Kander, south 71° 42' 40" west 135.0 feet to a monument; thence along land now or formally of A. Reilly and Sons, Inc. , and land of Schmidt, north 11° 17' 20" west 100.0 feet to a monument and land of Orloski; thence along land of Orloski, north 71° 42' 40" east 135.0 feet to an iron pipe on said westerly side of Woodcliff Drive; thence along said westerly side of Woodcliff Drive south 11° 17' 20" east 100 feet to the point or place of BEGINNING. Together with any rights as now exist or may be created and laid out leading to the waters of Mattituck Creek, to be used in common with all other owners at Westview. 1 BEING AND INTENDED TO BE the same premises recorded October 7, 1964, in the Suffolk County Clerk' s Office in Liber of Deeds at Page 04. , w TOGETHER u 1 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby thersaid premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Sectien 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
