BAUER, residing at 50 Meadow Lane, Mattituck, New York , 11952 party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and beingYrMLC at Mattituck, Town of Southold, Suffolk County , New York, known and described as Lot No. 53 on a certain map DIS. 01000 entitled, "Mattituck Estates , Inc." , filed in the Office of. the Sec. 115.00 Clerk of the County of Suffolk on September 8 , 1965 , as Map No. 4453 Blk. 04.00 being more particularly bounded and described as follows : Lot. 022.000 BEGINNING at a monument on the westerly side of Meadow Lane at the J� division line between Lots 52 and 53 on the above mentioned map; �, running; THENCE westerly along said division line North 83' 22 ' 10" West q ,ee 211.44 feet to a monument; THENCE North 5° 24 ' 40" East 100 .97 feet to a monument; to the division line between Lots 53 and 54 as shown on the above mentione2 map; ' THENCE along said division line North 880 21'' 50" East 246 . 37 feet to a monument set on the westerly side of Cardinal Drive; running THENCE Southerly along the westerly side of Cardinal Drive and Meadc_ Lane, the following two (2) courses and distances : 1) . AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the sane first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
