WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part

LOT. 0090W land of the party of the first part said pipe being 33.92 feet westerly along
the said southerly line of Stillwater Ave. From a concrete monument set at a
point 'qf deflection in said line; From said point of beginning running along
the westerly line of said 30-ft. of right of way S. 11.16' 20" E. -220.72
feet. Thence along land conveyed of the party of the first part, 5.69.56' W.
- 50.65 feet; Thence along land conveyed or to be conveyed by the party of the
first part to Mildred Kiernan. North. 30.521 2011 W. - 180.56 feet to the
southerly line of Stillwater Avenue. ; Thence along said southerly line of
Stillwater Ave. North: 50.551 1011 E. - 125.09 feet to the point of beginning.
TOGETHER with all the right, Title and interest, if any, of the party of the
first part, in and to Stillwater Ave. lying in front of and adjacent to said
premises and to the center line there of.
Reserving, however, to the party of the first part the use of said premises
for and during his natural lifetime.
TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had of the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
thgfirst part-wall receive the consideration for this conveyance and will hold the right to receive such -
