AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.

PARCEL I:
ALL that certain plot, piece or parcel of land, situate, lying and
being at Nassau Point, or Little Hog Neck, Town of Southold, County
of Suffolk and State of New York, known and designated as Lots
Numbers 220 and 221 on a certain map entitled . "Amended Map A of
Nassau Point, owned by Nassau Point Club Properties , Inc. , situated
in the Town of Southold, Long Island, New York" and filed in the
Suffolk County Clerk's Office on 8/16/1922 as File #156, which lots ,
when taken together as one parcel, are bounded and described as
follows:
BEGINNING at a point on the southwesterly line of Wunneweta Road, at
the division line between lots numbered 221 and 223 on said map;
RUNNING THENCE along the southwesterly line of Wunneweta Road
subtended by a chord bearing South 52 degrees 24 minutes 20 seconds
East, a distance along said chord of 97. 49 feet; THENCE continuing
along said southwesterly side of Wunneweta Road subtended by a chord
bearing South 68 degrees 43 minutes 30 seconds East, a distance
along said chord of 229 .14 feet to the westerly end of the curve
connecting the southwesterly line of Wunneweta Road with the
easterly line of Bayberry Road, THENCE continuing along the
southwesterly line of Wunneweta Road and along the westerly line of
Bayberry Road subtended by a chord bearing South 37 degrees 33

BEGINNING at a monument marked by the intersection of the Northwest
side of Bayberry Road as widened, and the boundary line between Lots
