Box 1179 Southold, NY 11971 OI~'I~'ICE LOCATION: Town Hall Annex 54375 State Route 25 (cor. Main Rd. & Youngs Ave.) Southold, NY Telephone: 631 765-1938 Fax: 631 765-3136 Re: 13235 Main Road Corp. SCTM# 1000-140-3-37 - Endorsed site plans enclosed Dear Mr. Goggins: On February 13, 2007, the Planning Board passed a resolution granting Conditional Final Approval to the site plan referenced above, and giving the Chairperson authority to endorse the site plan after conditions one through five (1-5), as listed in the resolution, were met. The resolution also contains conditions six through twelve (6-12), that must be completed prior to the final site inspection and issuance of a certificate of occupancy. As part of the approval of this site plan, the applicant obtained an easement over a portion of the neighbor's property to the west to widen the driveway. Eventually the easement area is to be transferred to the applicant by deed, as described in the easement recorded with the Suffolk County Clerk on Februaw 28, 2007, in Liber 12494, Page 144, and will become part of the applicant's parcel via a lot line change application to the Planning Board. The Planning Board received your revised site plan certified by James J. Deerkoski, P.E., dated January 10, 2008, for the property referenced above. At their work session on January 22, the Planning Board reviewed the plan, and determined that conditions two through five (2-5) were met. On January 28, you submitted the required NYSDOT permit, thus fulfilling the last condition required prior to the Planning Board endorsing the site plan. The remaining conditions 6 - 12 remain to be completed prior to a certificate of occupancy being issued. Please find enclosed two fully approved and endorsed site plans for your records, including sheet S-I, endorsed by the Planning Board chairperson, and sheets 1-6 stamped as approved. We will forward a copy of the endorsed site plans to our Building Department and our Town Engineer, and keep one on file in the Planning Department's records.
