THE FISHERS ISLAND ELECTRIC CORPORATION, a New York corporation, with offices at (no #) Equestrian
Avenue, P.O. Drawer E, Fishers Island, New York 06390, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollam paid by the party of the second part,
does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at an iron pipe set on the westerly side of Central Avenue, said pipe being located 249.00 feet West of a point
which is 4027.51 feet North of a monument marking the United States Coast and Geodetic Survey Triangulation Station
"PROS"; and from said point of beginning
RUNNING THENCE due South along said westedy line of Central Avenue, 78.51feet to a point;
THENCE North 68 degrees 25 minutes 40 seconds West, 79.30 feet to a point;
THENCE South 31 degrees 57 minutes 25 seconds West, 140.65 feet to a point;
THENCE North 81 degrees 56 minutes 50 seconds West, 123.40 feet to a point;
THENCE North 16 degrees 43 minutes 20 seconds East, 209.16 feet to an iron pipe; ' '
THENCE South 61 degrees 31 minutes 20 seconds East, 79.35 feet to an iron pipe;

SUBJECT TO a right of way fifteen feet in width in favor of premises now or formerly of Audrey N. Ludemann and'Island
Health Project, Inc., said benefitted premises being designated on the Suffolk County Tax Map as Distridt .1000, S. eption 6,
Block 8, Lot 3.1 and Lot 3.3, respectively, with the northerly line of said right of way being the last two courses and Uistances
in the above description.
By accepting this deed, the party of the second pad acknov,4edges that, u pon the recording of this deed, the above described
premises will merge with and form a single parcel with other premises of the party of the second part adjoining on the south
and east, said other premises being designated on the Suffolk County Tax Map as District 1000, Section 6, Block 8, Lot 7.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AN D the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
