WITNESSETH, that the party of the first part, reserving unto himself a life estate, in
consideration of Ten ($10.00) dollars paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,'

BEING and intended to be the same premises conveyed .to the party of the first part by deed
dated 9/14/98 and recorded in liber 11920 page 244.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party, of the first part covenants that the Party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law~ covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" when ever the sense of this indenture
so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck,
Town of Southold, County of Suffolk and State of New York, known and designated as Lot
16 on Map entitled, "Map of Village Manor at Mattituck, Town of Southold, Suffolk County,
New York", surveyed 3uly 23, 1962 by Otto W. Van Tuyl and Son, Greenport, New York,
and filed in the Suffolk County Clerk's Office on October 24, 1962 as Map Number 3669,
said Lot being bounded and described as follows:
BEG~NNXNG at a point on the easterly side of Village Lane where same is
intersected by the division line of Lot 17 and Lot 16 on the above mentioned Map;
THENCE along the easterly side of Village Lane the following (3) courses and
distances;
1) North 17 degrees 11 minutes 40 seconds West 150.00 feet;
2) Along an arc of a curve bearing to the right having a distance of 67.36 feet;
3) North 60 degrees 00 minutes 00 seconds East 65.0 feet;
