WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kxthe at Cutchogue, in the Town of Southold, County of Suffolk and State
of New York, being bounded and described as follows:
BEGINNING at a monument set at the corner formed by the intersection of
the southerly side of New Suffolk Avenue with the westerly side of Dean Drive;
RUNNING THENCE South 14' 00' 00" West along the westerly side of Dean
Drive a distance of 261.76 feet to a point;
THENCE South 4a 29' 00" East along the westerly side of Dean Drive a
distance of 118.24 feet to a point;
THENCE South 67' 00' 00" West, a distance of 330.00 feet to a point;
THENCE North 27a 35' 00" East a distance of 270.91 feet to a point;
THENCE North 16a 30' 00" East a distance of 335.00 feet to a monument set
in the southerly side of New Suffolk Avenue;
THENCE South 66' 12' 40" East along the southerly side of New Suffolk
Avenue a distance of 150.00 feet to a monument and the point or place of BEGINNING.

TOGETHER with a non-exclusive right of way for ingress and egress over
Dean Drive.
TOGETHER with the right to use in common with others a beach shown on a
subdivision map of Downsview, lying and being in Cutchogue, Town of Southold, County
of Suffolk, State of New York, and filed in the Office of the Clerk of said County
on August 11, 1970 as Map No. 5509.
BEING and intended to be the same premises conveyed to the party of the
first part by deed dated 6/30/93 and recorded in the Suffolk County Clerk's Office on
7/6/93 in Liber 11635, page 481.
This conveyance is made in the regular course of business actually conducted
the party of the first part and does not constitute a conveyance of substantially all
TAX MAP its assets.
DESIGNATION.
Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 116.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Blk. 04.00 the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
