WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Suffolk and State of New York, that is bound and described as follows :
BEGINNING at a concrete monument set in the southerly side of Southern Cross
Road (f/k/a Landon Road) distant 200 feet westerly from the intersection of
the westerly side of Fleet' s Neck Road (a/k/a Pequash Avenue) and the
southerly side of Southern Cross Road, and
RUNNING THENCE, along property now or formerly of Sioras, South 32 degrees,
18 minutes, 00 seconds East, a distance of 225.00 feet to a concrete monument
set at the southeasterly corner of the premises herein described;
THENCE South 64 degrees, 37 minutes, 09 seconds West, a distance of 151 .04 feet
to a concrete monument set at the southwesterly corner of the premises herein
described;
THENCE, along land now or formerly of Wolber, North 32 degrees, 18 minutes,
00 seconds West, a distance of 206.90 feet to a concrete monument set in the
southerly side of Southern Cross Road ;
THENCE, along the southerly side of Southern Cross Road, North 7 degrees , 42
minutes, 00 seconds East, a distance of 150.00 feet to a concrete monument and
the point or place of BEGINNING.
The grantor herein is the same person as the grantee in deed dated 11/9/90
District recorded 11/30/90 in Liber 11181 cp 320.

Section TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
