Shripka, res'd'ng at 48 SnAiibwrry Cant:, Red Bank, New Jersey 07701 party of the second part, WITNESSETH,that the party of the first part, to whom Ictters testamentary were issued by the Surrogate's Court, Nassau County, New York on February 13, 1.992 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts law, and in consideration of Fifty-Four nIcusand Nine Hundred Ninety-Nine and 99/100 ($54,999.99) dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ' ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Cutchogue, Canty of Suffolk and state of New York, bounded and described as follows: BEGINNING at a monument set on the sautbwesterly line of New Suffolk Avenue at the northeasterly corner of land of James Dean, being the northwesterly corner of 1 d conveyed by Martha C. Leibell to Herbert R. Henry by deed dated September 21, 1973;1 running thence along said southwesterly line of New Suffolk Avenue: S67000'00" E.-175.0 feet to a concrete monument and land of Ma*enbeck; thence along said land of hr&enbeck S14007'00" E.-215.12 feet to an iron pipe marking the southeast corner of land conveyed by Martha C. Leibell to Herbert R. Henry by deed dated September 21, 1973, and the point or place of BEGINNING; thence S14007'00" E.-129.88 feet; thence !S75053'00" W.-30.30 feet to a concrete monument; thence S14007'00" E.-176.31 feet to land now or formerly of F.J. Seaman and M.B. Seaman, his wife; thence along the land of Seaman as aforesaid S75053'00" W.-109.25 feet to a monument marking the northwest corner of said Seamen's land; thence N14007'00" W.-306.19 feet to the southwest corner of land now or formerly of Herbert R. Henry; and thence along the southerly boundary of Henry's land N75053'00" E.7139.55 feet to the point or place of BEGIRTM. BEING a portion of the land heretofore conveyed by Roy B. Davis, Referee, to Martha C. Leibell, by deed dated August 14, 1940, which deed was recorded in the office of the Clerk of the County of Suffolk on August 21, 1940 in Liber 2117 of Conveyances at page 38 and as indicated in Map drawn dated July 26, 1973 by Roderick Van Tuyl, P.C. , as lot no. 2, a copy of which is attached hereto. SUBJECT to a right of way for ingress and egress as more particularly set forth in a deed dated June 4, 1952 between Martha C. Leibell, as Grantor, and Frank J. Seaman and Madalyn B. Seaman as Grantee. I SUBJECT to all covenants, restrictions and reservations contained in former deeds of record. TOGETHER with the right of access to Great Peconic Bay and the easement Ito pass and re-pass over a strip of land 6' in width and the right to the use of jt1m westerly 30' of the beach on Great Peconic Bay for bathing and boating purposes, ireserved by the Grantor to herself in the deed executed by her, dated June 4, 1952 Ito Frank J. Seaman and Madalyn B.
