WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in 4t Mattituck, Town of Southold, County of Suffolk and State
of New York and more particularly described as follows :
BEGINNING at a monument on the northerly line of Sound View Avenue
distant 558 . 97 feet easterly as measured along said northerly line from
the westerly line of said Sound View Avenue said point of beginning
being the southeasterly corner of lands of J. Arena from said point of
beginning running along said lands of Arena and passing through the
ordinary highwater mark of Long Island Sound 428 . 28 feet; thence along
said ordinary highwater mark of Long Island Sound as measured on a tie
course and distance North 66 degrees 31 minutes 20 seconds East 100 . 00
feet to other land of the Estate of P. McNulty; thence running South
21 degrees 27 minutes 20 seconds East along last mentioned land and
passing through an iron pipe 418 . 87 feet to an iron pipe set on said
northerly line of Sound View Avenue; thence along said northerly line
of Sound View Avenue South 61 degrees 51 minutes 00 seconds West 110 . 00
feet to the point or place of beginning.
TOGETHER with all the right, title and interest of the parties of the
first part in and to the land lying beyond and to the North of the
highwater mark of the Long Island Sound lying in front of and adjacent
to the above described premises .
BEING AND INTENDED TO BE the premises conveyed by Deed dated 1/• 18/83
recorded in the Suffolk County Clerk' s office on 4/28/ 83 in Liber 9349
