WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingin2be at Mattituck, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Westphalia Road where the
same is intersected by the southeasterly line of land now or formerly of Young,
said point being distant 167.45 feet southeasterly as measured along the south-
westerly side of Westphalia Road from the corner formed by its intersection
with the southeasterly side of Young Avenue;
RUNNING THENCE South70 degrees 33 minutes 20 seconds East along the southwesterly
side of Westphalia Road 82.50 feet to land now or formerly of Armbrust;
THENCE along said land of Armburst, South 26 degrees 44 minutes 40 seconds West
263.45 feet to land now or formerly of Hasbrouck;
THENCE along said land of Hasbrouck North 70 degrees 33 minutes 20 seconds
West 82.50 feet to the aforesaid land of Young;
THENCE RUNNING along said land of Young North 26.degrees 44 minutes 40 seconds
East 263.45 feet to the southwesterly side of Westphalia Road at the point or
place of BEGINNING.
BEING and intended to be the same premises conveyed to the party of the first
part by deed dated 5/24/85, recorded 5/31/85 in Li_ber '9800 page 599.
