WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

HOLD the premises herein granted unto the party of the second part; the heirs or successors and assigns of
the party of the second part forever.
AND the party of the lint part covenants that the party of the first part has not done or suffered anything

ALL THAT CERTAIN plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows :
BEGINNING at a point on the southeasterly side of Oregon Road
(North Road, Oregon Road North) distant 677 . 10 feet
southwesterly from the intersection formed by the southwesterly
side of Bridge Lane with the southeasterly line of Oregon Road.
RUNNING THENCE south 47 degrees 35 minutes 55 seconds East,
1403 . 70 feet to the land now or formerly of McGuinnigle;
THENCE south 44 degrees 00 minutes 35 seconds West, along the
said land 55 . 28 feet;
r THENCE north 47 degrees 35 minutes 55 seconds West, 1411 . 2 feet

7055, cp 54 , being conveyed herewith together.
The Grantor/Grantee herein understands, intends and agrees that
upon the recording of this deed, the above-described premises
will merge with and become part of other premises of the
Grantor/Grantee adjoining on the south, said other premises
bearing the Suffolk County Tax Map No. 1000-084 . 00-01 . 00-
002 . 000 .
The Grantor/Grantee further acknowledges that the above-
described premises shall not constitute a separate building lot
under the Southold Town Code, but nothing herein shall be
construed to affect the status of the parcel to which the
above-described premises are merged as a separate building lot .
