SCHEDULE "A" DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lyi~lg and being at Orient,
Town of Southold, County of Suffolk and State of New York, being bounded
and described as follows:
BEGINNING at a monument set in the southwesterly corner of hereinafter
described premises, said point being the southeasterly corner of land now or
formerly of Jack Stern, said point also being in the center line of a 25 foot right
of way distant 282 feet, more or less, easterly as measured along the center
line of said 25 foot right of way and distant 500 feet, more or less, northerly as
measured along a 33 foot right of way from the northerly side of Main Road;
RUNNING THENCE from said monument and point or place of beginning along
land now or formerly of Jack Stern the following three courses and distances:
1) North 04 degrees 45 minutes 50 seconds East a distance of 144.52 feet to a
monument;
2) North 34 degrees 38 minutes East a distance of 48.44 feet to a monument;
3) North 71 degrees 45 minutes East a distance of 53.32 feet to a monument
set in the center line of a right of way or private road;
THENCE the following four courses and distances along the center line of said
right of way or private road:
1) North 89 degrees 55 minutes 50 seconds East a distance of 280.76 feet to a
point;
2) South 35 degrees 59 minutes East a distance of 48.75 feet to a point;
3) North 83 degrees 43 minutes 10 seconds East a distance of 39.20 feet to a
point;
4) North 58 degrees 10 minutes 20 seconds East a distance of 80.08 feet to a
monument set in the easterly side of a right of way or private road, and land
now or formerly of Smith;
THENCE southerly the following two courses and distances along the last
mentioned land and along the easterly side of a right of way or private road:
~1) South 33 degrees 59 minutes 50 seconds West a distance of 170.08 feet to
a monument;
2) Southerly along an arc of a curve bearing to the left having a radius of
194.39 feet a distance of 113.43 feet to a monument and the center line of a
25 foot right of way;
THENCE North 83 degrees 59 minutes 40 seconds West along the center line
of said 25 foot right of way a distance of 380.35 feet to a monument and the
point or place of BEGINNING.
TOGETHER WITH the use and enjoyment in common with Jonathan Dwight
Stern, his heirs and assigns, of all the rights of way, rights, privileges and
easements acquired by Lilian Dwight Stern, by the aforesaid Deed, recorded in
the Suffolk County Clerk's Office on July 27, 1906, in Liber 600 of Deeds at
page 75, or otherwise and passing to or vesting in the parties of the first part
under her said Will, which rights of way, rights, privileges and easements shall
be appurtenant to the lands hereinabove described or to any part of them and
shall run with the land.
TOGETHER WITH a right of way over an existing roadway from the
southeasterly corner of said premises southerly to the Main Road.
SUBJECT TO a right of way to others over an existing roadway from the
southeasterly corner of the premises hereinabove described northeasterly to
Long Island Sound and a right of way to the North.
