WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Peconic, near Nassau Point, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a pipe set at the intersection of the easterly line of Broadwaters Drive and the southerly line of
Oak Drive and running along said southerly line of Oak Drive North 79 degrees 12 minutes 10 seconds East a
distance of 100.02 feet to land now or formerly of Joan Langenyr;
RUNNING THENCE along said last mentioned land South 12 degrees 08 minutes 10 seconds East a distance of
123.34 feet to land now or formerly of William J. Breen and Eileen M. Breen;
THENCE along the last mentioned land and the land now or formerly of Mary E. Belz South 79 degrees 58
minutes 50 seconds West a distance of 25.01 feet;
THENCE along said last mentioned land the following two (2) courses and distances: (1) South 12 degrees 08 minutes 10 seconds East a distance of 24.50 feet; and
(2) South 75 degrees 46 minutes 00 seconds West a distance of 75.05 feet to the easterly line of
Broadwaters Drive;
THENCE along said easterly line of Broadwaters Drive North 12 degrees 08 minutes I 0 seconds West a distance
of 152.00 feet to the point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the parW of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
