bounded and described as follows:
,~ BEGINNING~at a concrete monument located on the southerly line of Park Avenue
at the northwesterly corner of the premises about to be described, which monument
is 823 feet easterly from the corner formed by the intersection of the easterly
line of Marratooka Road andthe southerly line of Park Avenue; running thence
from said point or place of beginning along the southerly line of Park Avenue
the following two courses and distances: (1) North 86" 57' 00" East 66.25 feet;
and (2) North 72° 50' 00" East 6.75 feet to a concrete monument and land now or
formerly of Peter Swahn and Barbara Swahn; running thence along said last
mentioned land South 11° 13' 00" East 645 feet, more or less, to the ordinary
high water mark of Great Peconic Bay; running thence on a tie line along the
ordinary high water mark of Great Peconic Bay South 68° 20' 57" West 73.51 feet
to a point and land now or formerly of Robert J. Cubbon and 'wife; running thence
