All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected and situate, lying and being at Laurel, Town of Southold, County of
Suffolk and The State of New York.
BEGINNING at the northeast comer of the parcel about to be described and the
Point and or Place of Beginning, said Point being 147.13' westerly from the corner
formed by the intersection of the westerly line of Sigsbee Road with the Southerly line of
Peconic Bay Boulevard;
Running thence from the Point of Beginning along Lots 108 A, 110 A, 111
through 114 inclusive and Sigsbee Park, as shown on a certain filed map entitled
"Mattituck Park Properties Inc." said map filed in the office of the Clerk of Suffolk
County on Jan. 12, 1926 as File no. 801; running South 20°39'13" East, a distance of
591.04 feet to the average high water mark of Great Peconic Bay; running thence along
the average high water mark of Great Peconic Bay on a tie line the following four (4)
courses and distances (1) South 59°31'08" West, a distance of 129.68 feet; thence (2)
South 52o56'42'' West, a distance of 215.66 feet; thence (3)South 61°03'18" West, a
distance of 193.02 feet; thence (4) South 47°25'51'' West, a distance of 216.51 feet to the
land now or formerly of the Mattituck Park District; thence along the land now or
formerly of the Mattituck Park District North 26°56'20" West, a distance of 581.19 feet to
the southerly line of Peconic Bay Boulevard; thence along the southerly line of Peconic
Bay Boulevard the following two (2) courses and distances (1) North 32o32'50,' East, a
distance of 222.85 feet; thence (2) North 62o40'36'. East, a distance of 615.88 feet to the
northeast comer of the subject parcel and the Point and or Place of Beginning.
Containing 10.9154 Acres.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said
decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the f'u's t part has or has
power to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the parly of the second part forever.
Title acquired by Martha C. Husing by deed from Martin F. Husing and Anna S. Husing, his wife,
Ernest B. Husing and Florence C. Husing, his wife, George H. Husing and Matltilda Husing, his
wife and John H. Husing, unmarried, all being legatees under the Last Will and Testament of
John Husing, late of the County of Kings, and also heirs at law and distributees of Anna M.
Husing and Grace M. Husing, aH late of the County of Kings, dated 5/4/42 recorded 5/26/42 in
Liber 2234 cp 278 (Covering premises and more) and as devisee under the last will and testament
of Mabel A. Husing who died 10/29/1942 a resident of Kings County.
AND the party of the fu'st part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
