South 83° 40' West 337.17 feet to a monument; running thence along Lots

1672, North 6' 20' West 210.03 feet to a monument; running thence through
land now or formerly of William F. DeLuca and Viola L. DeLuca South 79°
17' 50" East 358.21 feet to a point on the westerly side of Luther's Road;
running thence along the westerly side of Luther's Road the following two
courses and distances: (1) South 2° 58' East 90.40 feet; and (2) South'
6' 20' East 14.82 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated July 15, 1995 and recorded in the Suffolk
County Clerk's Office on July 28, 1995 in Liber 11735 Page 143.
TOGETHER with all right, title and interest, if any. of the party of the first part. in and to any streets and roads
aba(ling the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
es(ale and righ(s of the parly of the first part in and to said premises: TO HAVE AND TO HOLD the premises herein
granted unto lhe party o£ the second part. the heirs or successors and assigns of tl)e par~y of the second peri forever.
AND the party of the first peri covenants that the party of the firsl part has not done or suffered anything whereby
thc said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of'the first part. in compliance with Section 13 of the Lien Law. covenants that the party oflhe
first parl will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
