WITNESSETH, that the party of the first part, in consideration ofTen ($10.00) dollars, lawful money of
the United States, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, together with any improvements thereon situate, lying and being at
Bay View, near Southold, in the To~vn of Southold, County of Suffolk and State of New York, being known and
designated at Lot #88, the southwesterly one-half of Lot #89 and northeasterly one-half of Lot 87 on a certain
map entitled, "Map of Goose Neck", situate at Bay View, Town of Southold, Suffolk County, NY and filed in the
Suffolk County Clerk's Office on November 12, 1948, as and by file no. 1663 said lot and part of lots when taken
together are more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of Smith Drive North distant 2.75.00 easterly as measured along same from the
intersection of the southeasterly side of Smith Drive North with the easterly side of Main Bayview Road;
RUNNING THENCE along the southeasterly side of Smith Drive North 39 degrees 00 seconds East of Smith Drive North; North 39
degrees 00 seconds East 100.00 feet;
RUNNING THENCE South 51 degrees 00 seconds East 150.00 feet;
RUNNING THENCE South 39 degrees 00 seconds West 100.00 feet;
RUNNING THENCE North 51 degrees 00 seconds West 150.00 feet to the southeasterly side of Smith Drive North at the point or place of
BEGINNING.
Bcig and intended to be the same premises previously conveyed by Deed dated March 19, 1999.
This conveyance is made in the ordinary course of business of grantor. The grantees being all the shareholders of
Cowan Holding LLC.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and fights of the party of the first part in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying'the ~o§t of th~'ffnprov-'~ent and ~ill appl3; ~e-same fi~st to the ~a~nent of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
