DECLARATION made this ~l,/JJday of Q~~~~. " 1976,
by Barbara C. Howard, residing at Soundview Avenue, Southold,
i New York, hereinafter called the "Owner";
WHEREAS, the Owner has title to certain lands situate,
lying and being at Southold, in the Town of Southold, County of
Suffolk and State of New York, said lands hereinafter being more
particularly described; and
WHEREAS, it is the Owner's intention that the aforesaid
lands be subdivided into a minor subdivision consisting of not
more than four (4) residential lots;
NOW, THEREFORE, the following described lands shall be
restricted as hereinafter set forth:

I DECLARANT does hereby warrant, covenant and represent that

represent that the foregoing restrictions and agreements shall
bind the undersigned, his heirs, successors and assigns, and
any and all person or persons who shall succeed to the ownership

DESCRIPTION: Barbara Howard Property
Soundview Avenue, Southold
Beginning at a point on the northwesterly line of Sound-
view Avenue at the easterly corner of land of Raymond Offen-
heiser and the southerly corner of the premises herein described;
running thence along said land of Offenheiser, two courses:
(1) N. 410 53' 20" W. - 240.0 feet; thence
(2) S. 390 08' 20" W. - 91.87 feet to 6and of Witherspoon;
thence along said land of Witherspoon, N. 55 22' 30" W. - 243.77
feet to the southeasterly line of a 20 foot right of way; thence
along said right of way', two courses:
(1) N. 190 08' 30" E. - 331.51 feet; thence
(2) N. 150 27',20" E. - 15.03 feet to land now or formerly
