WITNESSETH, drat the party of the fust part, in consideration goften dollars-and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the-patty of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the Southerly side of New Suffolk Avenue distant 434.27 feet
more or less Westerly when measured along the Southerly side of New Suffolk Avenue from its
intersection with the Westerly side of Deep Hole Drive said point of beginning also being where
the Westerly line of land now or formerly of Russell Tuthill intersects the Southerly side of New
Suffolk Avenue; and
RUNNING THENCE South 07 degrees 06 minutes 00 seconds West along the Westerly side
of lands now or formerly of Russell Tuthill a distance of 100.00 feet to Deep Hole Creek;
THENCE North 64 degrees 55 minutes 10 seconds West along the waters of Deep Hole
Creek a distance of 84.12 feet to lands formerly of Philip R. Tuthill now or formerly of Richard
Green;
THENCE North 10 degrees 58 minutes 30 seconds East along the last mentioned lands a
distance of 74.20 feet to the Southerly side of New Suffolk Avenue;
THENCE South 82 degrees 54 minutes 00 seconds East along the Southerly side of New
Suffolk Avenue a distance of 75.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by Deed dated 3/15/89 and recorded in the Suffolk County Clerks Office on April 21, 1989 in
Liber 10841 page 256.
