The Owners of the above noted property have asked me to
respond to your letter of June 10, 1994, requesting the
information you require for your review.
The Owners have provided me with the following information:

The Motel is comprised of 14 guest rooms.
The total number of employees for all of the above uses
is 4.
The Gross area of the gift shop building is 5.890
square feet, although the shop itself only occupies
approximately 2000 s.f. The balance of the area in
this building is currently vacant.
The Owners presently have no leases for other
properties for additional parking, but are in the
process of negotiating with LILCO, which owns the
adjacent property to the east to allow additional
parking.
Presently there are approximately 40 parking spaces
available on parcel 1000-45-1-2 (the motel, miniature
golf course and snack bar, and 4 parking spaces on
parcel 1000-45-1-12 ( the proposed gift shop).

Dear Ms. Costas,
The Planning Board has received your letter of May 24, 1994,
requesting that the Board review the parking for your proposed
gift shop.
The Board is unable to determine the parking requirements of the
motel and gift shop as we do not have an approved site plan on
file at this office.
In order for the Board to review the parking requirements the
following information is required:
· Description of all business activities on the properties;
restaurant, golf course, bowling alley, gift shop, ice
cream store, etc.
· Number of guest rooms.
· Number of employees, (all business activities on the
properties).
Gross square footage of gift shop.
Any leases to use other business properties for parking.
· Number of parking spaces presently provided.
Please provide the above information by tax parcel.
If you require further information or assistance, please contact
this office.

Dear Chairman Ward:
I would like to take this opportunity to introduce
myself. I am Irene Costas, one of the principles of
TFG Aquisition Corporation. TFG has purchased the above-
mentioned property, and is looking forward to opening a
gift shop (Osprey) on part of the premises.
At a recent meeting with Gary Fish of the Southold
Building Dept., he performed a preliminary inspection of
the building and expressed his concern over parking. I
explained that TFG Corp. is a family corporation, and I
didn't think parking would be an issue.
I have enclosed a notarized letter from Min Costas
(Drossos Motel) explaining our family situation. I

Dear Chairman Ward:
With regard to the above-mentioned property, there seems
to be a question concerning parking. First, if I may, I'd
like to give you a short synopsis concerning this property.
Back in the late 1960's, this property was owned by my brother,
Nick Drossos. In 1974 he passed away leaving this property
to his wife. Since that time this property has changed hands
a few times, each time leaving the property more of an eye
sore than the time before. After much negotiating with the
bank, my family and I have managed to bring this property back
into the family.
Although this property is owned by TFG Aquisition Corp.
the principles of this Corp. consist of my son and daughter-
in-law (Tom & Irene Costas), my daughter and son-in-lawi(Jim
and Elaine Fredriksson), and my husband and myself (Gus and
Min Costas). Therefore, I am giving permission to my family
allowing them use of the parking facilities at Drossos Motel
and Snack Bar.
