The prospective applicant has inquired as to the feasibility of the projects acceptability. I am forwarding it to you for initial review and comment, we can expect a formal application in the future assuming it is feasible. The property is in an R-80 zone. The "youth camp" use would require a Special exception. The 2 residential lots are permitted as is the agricultural use outlined in the plan. Town of Southold Main Road Southold, NY 11971 Dear Ed: June 26,1999 Pursuant to our phone discussion I am writing to request your assistance relative to prospective use of certain real property located in Orient. I am enclosing a copy of the tax map showing the parcel and will describe below how I would like to develop the land which, hopefully, will be consistent with Town zoning. The land is presently being offered for sale and the advertisement in the Suffolk Times is enclosed which might be of added information to you. Apparently, the land can be developed since the Seller is offering to sell ten acres bordering on LI Sound, in addition to offering to sell the entire tract. Twenty two acres are being farmed (ie leased at present). My intent is to form a not for profit corporation and to set off the 33 acres into two parcels of 22 acres (to be used for farming for the needy) and the remaining 10 acres to be used for a youth camp. This gives rise to an another issue related to financing. I would hope to be able to raise enough money to purchase the entire tract outright. However, ifI cannot and knowing that waterfront property is probably selling at a premium now, I would like to know if it is possible to set offtwo (2) parcels of land OR LI Sound (2 acres each to meet zoning requirements; each parcel to have 100' on the Sound and to run 800 ' back ). With respect to the acreage devoted to farming 1 would offer to sell the development rights to the Town. The key questions are, therefore, as follows: I. Can the proposed tract of 33 acres be divided into 2 parcels, one to be used exclusively for farming, and the other for a youth camp? If so, what specific steps are necessary to accomplish this? 2. If necessary, is it possible to subdivide the 10 acre tract on L1 Sound so that two parcels of 2 acres each could be sold for residential development and in the configurement mentioned(ie- each parcel to have 100' on the Sound and running back 800' ) without intruding on the use of the remaining 6 acres for use as a youth camp? on~/~ac~ t~act (ath~r than t~o 2 a'c~e tr{(cts to ~3~ u~(ed aga c~nferefice c¢'nte~? ~' Many thanks for your consideration, Ed.
