Gentlemen:
We recently requested a work session appointment with respect to the question of a
site plan referral from Mike Verity for renovations to this building. The property has
long been used for warehouse and accessory office use, and the planned renovations to
the office area do not appear to require a site plan review, as there is no change in use or
intensification of use. Mr. Verity disagrees, so we think a conference with your Board to
discuss site plan issues is appropriate.
The building is preexisting and the use currently has a Certificate of Occupancy. It is
the owner's intention to improve the outward appearance of the building, which has been
an eyesore in the neighborhood for years, and to make interior renovations to the existing
office space. Therefore, we would propose that you consider a waiver of site plan, based
on the work the owner has done and will agree to do in connection with this project.
For your information, we enclose the following, and upon review, ask that you
schedule a work session appointment for us:
1. Copy of site plan waiver for most recent office renovations in 1996. We have
been advised that the current renovations are in the same area as those covered by this
waiver.
2. Copies of the more recent Certificates of Occupancy for the property showing
warehouse/office use.
3. Copy of survey. A more current survey is being prepared. In considering the
necessity
for major tree removal ifa driveway exist is provided along the west side of the building,
and as a result of objections voiced by the adjoining residential property owner
(Borkowski), we have ordered a survey which shows those trees. We would like to
review this with you at our meeting.
4. Copy of parking plan showing existing parking with possible additional spaces in
rear and sides.
5. Copy of proposed parking plan which (a) eliminates the back-out parking in front
and creates a handicap space, and (b) provides as much parking in the rear/sides as
possible without using a western exit. The advantage to this plan is that is removes the
pre-existing back-out parking into Sound Avenue. The disadvantage is that less parking
is next available, but with paving markings, more defined spaces in the rear and sides of
the property would be set out.
6. Copy of floor plan showing prior and proposed office areas. There are a few
exchanges of area proposed between the prior and existing office/warehouse layout, but
the overall area of the office section does not show a significant increase. The intention
is to make the office area better functioning, not to expand it.
There are additional materials which we can present to you at the meeting, including
past usage data and current plans as to number of employees, type of storage and traffic
to the building, etc.

The site plan submitted, indicates the existing, and maximum number of parking spaces that can
be provided, however not all spaces meet Southold Town code.
JTC Realty Holdings Corp. purchased the building last year, with hopes to move there office
(Dame Contracting) to the location once the existing tenants lease expired. In designing the office space,
we first measured the existing space to ensure we did not increase any uses. The building, until expiration
of the tenants lease had been used as a combination of office space, and storage space.
The existing layout of the building has 4,207 square feet of gross office space, the new proposed
interior renovation would have 4,158 square feet &gross office space. The usable area of both layouts is
substantially less when closets, hallways, bathrooms, etc. are deducted. Other than a new office layout to
meet the clients needs, we paid close attention as to not change the ratio of use, due to the fact that we can
not increase parking.
It was a recommendation by Michael Verity of the building department to have the planning
board review the project, since no previous site plan had ever been done.
A full set of construction plans had been submitted to Bob Kassner for review.

pickups on a weekly basis. These are usually part loads, but
