TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets am
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenance
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLI

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereb:

ALL that certain plot, piece or parcel of land, situate, lying
and being at Nassau Point, in the Town of Southold, County of
Suffolk and ,tate of New York, being 'known and designated as Lot
28, on a certain Map entitled, "Amended Map "A" , of Nassau Point,
owned by Nassau Point Club Properties, Inc. ", and filed in the
office of. the Clerk of the County of Suffolk on August 16, 1922,
as Map No. 156, which said lot, according to said map, is more
particularly bounded and described as follows :
BEGINNING at a point on the Easterly side of Nassau Point Road
where same is intersected by the division line between lots 27 and
28 on, the aforesaid map;
RUNNING THENCE along said division line between lots 27 and
28 North 78 degrees 36 minutes 50 seconds East, 379 feet to the
ordinary high water mark of Little Peconic Bay;
THENCE along the ordinary high water mark of Little Peconic
Bay along a tie line course of South 10 degrees 48 minutes 50
seconds East, 99 .99 feet to the Northerly side of "Carpenter Road"
(hot open) ;
THENCE along said last mentioned unopend Road, South 78
degrees 36 minutes 50 seconds West, 367 feet to the Easterly side
of Nassau Point Road;
THENCE along the Easterly side of Nassau Point Road along a
tie line course of North 17 degrees 40 minutes West, 100. 59 feet
