WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
/^ ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,
lying and beingat at Mattituck, Town of Southold, County of Suffolk and

easterly one-half (1/2) of Lot #69 on a certain map entitled, "Map
of Captain Kidd Estates,," ,filed in the. Suffolk. County Clerk' s Office
on, January. 19.,...1949 as Map #1672, which said Lot .and part of Lot whey
taken together as one (1) parcel are more particularly bounded and
described as follows:
BEGINNING at a point on the northwesterly side of Miriam Road
distant 50 feet northeasterly as measured along the northwesterly si(
of Miriam Road from the northeasterly end of the arc of a curve con-
necting the northwesterly side of Miriam Road and the northeasterly
side .of Inlet Drive; running thence through Lot #69 as shown on the
above mentioned map, North 29 degrees 58 minutes 10 seconds West, 20(
feet to a point on the division line between Lots #66 and #69; thenc(
along the last above mentioned division line and along ' the' division
line between Lots #67 and #68, North 60 degrees 01 minute 50 second:
East, 75 feet to the division line between Lot #68 and land nodi or
formerly of Mattituck Park District; thence along the last above
mentioned division line, South 29 degrees 58 minutes 10 seconds East,
200 feet to the northwesterly side of Miriam Road; thence along the
northwesterly side of Miriam Road, South 60 degrees 01 minutes
50 seconds West, 75 feet to the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated July 1, 1971 and recorded in the
Office of the Suffolk County Clerk on July 7 , 1971 in Liber 6960
at Page 28.
SAID PREMISES being known and designated as 805 Miriam Road,
Mattituck, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the.premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of,the.second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyarice-and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of till'-Imprtxvement and will apply

any other purpose.
