WlTNESSETH, that Grantor, in consideration of TEN ($10.00) DOLLA RS and other good and valuable
consideration, the receipt of which is hereby acknowledged, does hereby grant, convey and release unto
Grantee, its heirs, successors or as~igns.for, gver,
ALL that certain plot, piece or parcel of Imid, with the building and improvements thereon erected, situate,
lying or being in the State of New York, Courtly of Suffolk and Town of Southold and more fully
described on Schedule "A" annexed heretbl Being and intended to be the same Premises conveyed lo
Grantor by Deed dated 7-12-04, recorded 7-31-04 at Liber D00012334, Page 412 in lhe office of the
Clerk of Suffolk County, the said premises known as 1045 Washington Avenue, Greenporl, NY 11944
TOGETHER with all right, title and interest, if any, of G.rantor to any streets and roads abutting the above
described premises to the center line thereof; TOGETHER with the appurtenances and all the estate and
rights of the Grantor in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the Grantee, his/her/their/its heirs, successors or assigns forever.
AND Grantors hereby covenant that they have not done or suffered anything whereby the premises have
been encumbered in any way whatsoever, except as aforesaid.
AND Grantees, in compliance with Section 13 of the Lien Law, covenants that they will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of same for any other purpose.
The words Grantor and Grantee shall be interpreted to mad Grantors and Grantees whenever the sense of
this instrument so requires.

the extreme end of an arc of a curve connecting the easterly side of Middletown Road ExL
with the southerly side of Washington Avenue;

seconds West, 136.42 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by'
deed from Rory Klinge dated 4/15/99 and recorded in the Suffolk County Clerk's Office on
5/3/99, in Liber 11960 page 745.
