HELEN HANSEN, residing at 4600 Westphalia Road, Mattituck, New York, as
Tenants in Common
party of the second part,
WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Dutchess County, New York, on and by virtue
of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates,
Powers and Trusts Law, and in consideration of 00/100--------------------------------

paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Jambix at Mattituck, Town of Southold, County of Suffolk and State
of New York and more particularly described in a deed from Roy J. Hansen and
Helen Hansen, his wife, to Emilie Volk and Karl J. Volk, recorded in Liber
DISTRICT 7366 of Deeds at Page 145 in the Suffolk County Clerk's Office, to wit:
1000 BEGINNING at a monument on the northeasterly line of Westphalia Road,
SECTION 322.01 feet easterly along said northerly line from Howard Avenue, said point
113 of beginning being the southwesterly corner of land now or formerly of Roy J. and
Helen Hansen and the southeasterly corner of land of Ellenberger; from said
BLOCK point of beginning running along said land of Ellenberger, North 8 degrees 05
11 minutes 30 seconds West 225.22 feet to land of Davis; thence along land of
Davit North 71 degrees 41 minutes 50 seconds East 67.14 feet; thence along
LO other land of the party of the first part South 16 degrees 21 minutes 00
22 seconds East 214.30 feet to said northerly line of Westphalia Road; thence along
said northerly line South 67 degrees 29 minutes west 100'-to point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Deily Volk and Karl Volk
by deed from Roy J. Hansen and Helen Hansen dated March 11, 1973 and recorded
in Liber 7366, page 145; thereafter Karl Volk transferred his 1/2 interest to
Helen Hansen by deed dated May, 1985, and recorded in Liber 9837, page 259, thus
leaving title to the subject parcel in the name of Deily Volk and Helen Hansen.
This deed hereby transfers Emily Volk's 1/2 interest in the subject premises
to Karl J. Volk and Helen Hansen, as Tenants in Commn.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
