This Indenture made the id day of May in the year Two Thousand and Nine,
Between George R. Tryon Jr., of 1870 Meday Ave., Mattituck, New York, party of the first part, and
George R. Tryon Jr., and spouse, Aimee L. Creato varties of the second oart,
Witnasseth, that the party of the first part, in consideration of the sum ofTen Dollars, lawful money of the
United States, paid by the parties oftbe second part, does hereby grant and release, with quit claim
covenants, unto the parties of the second part as tenants by thc entirety All of: (See Schedule A)
"ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, town of Southold,
County of Suffolk and State of New York, known and designated as parts of Lots 26, 27 and 28 as shown as
on "Map of Lots located at Mattituck, Long Island, property of William B. Codling" surveyed April 1921 by
J.W. Wells, C.E., Setauket, which map was filed in the Suffolk County Clerk's Office on May 10, 1921, as
Map No. 745, being more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Meday Avenue distant South 16 degrees
13 minutes 00 seconds East, 95.92 feet from the comer formed by the intersection of the
westerly side of Meday Ave. and southerly side of Meday Ave.;
RUNNING THENCE along the westerly side of Meday Ave., South 16 degrees
13 minutes 00 seconds East 100 feet to a monument;
RUNNING THENCE South 71 degrees 32 minutes 30 seconds West, 150.30 feet to a
spike in a stump.
RUNNING THENCE North 16 degrees 09 minutes 40 seconds West, 100 feet to
a monument;
THENCE North 71 degrees 32 minutes 20 seconds East, 150.20 feet to the westerly side
of Meday Ave., the point or place of BEGINNING."
Together With the appurtenances and all the estate and rights of the party of the first part in and to said
premises, previously referenced as follows:
Prior Instrument Reference: Book 11982, Page 3, Document No. 01797
of the Recorder of the County of Suffolk.
To Have and to hold the premises herein granted unto the party of the second part forever with said five
covenants as follows:
First. That said party of the first part is seized of premises
in fee simple and has good right to convey the same;
Second. That the party of the second part shall quietly enjoy the said premises;
Third. That the said premises are free from encumbrances;
Fourth. That the party of the first part will execute or procure any further
necessary assurance of the title to said premises;
