WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Sufoflk and State of New York,
known and designated as part of lot 13 and part of lot 14 on a certain map
entitled "Map of Tollewood" filed in the Sufoflk County Clerk's Office on
DISTRICT 1/25/27 as Map Number 175 and "Map of Lots" at Mattituck, filed 5/10/21 as
.000 Map Number 745, said part of lots when taken together are more particularly boundec

SECTION BEGINNING at a point on the northerly side of Westphalia Avenue distan
113 feet easterly from the corner formed by the intersection of the easterly side of
Howard Avenue with the northerly side of Westphalia Avenue;
BLOCK RUNNING THENCE North 08 degrees 05 minutes 30 seconds West 225.29 feet;

THENCE North 71 degrees 41 minutes 50 seconds East 67.10 feet;
LOT THENCE South 16 degrees 21 minutes 00 seconds East 214.50 feet to the northerly
22 side of Westphalia Avenue;
THENCE along the northerly side of Westphalia Avenue, South 67 degrees 29
minutes 00 seconds West 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to HELEN HANSEN BY
deed from Karl J. Volk and Helen Hansen dated the _day of , 1993,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND,the,party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the'f2 st part.:wdl receive the consideration for this conveyance and will hold the right to receive such consid-
eration as.a trust.fund to be applied first for the purpose of paying the cost of the improvement and will apply
