WCPNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:

land now or formerly of E. Zuhoski , Jr. , said point or place of
beginning being also distant 141. 12 feet southeasterly as measured
along the northeasterly side of a right of way from the corner
formed by the intersection of the northeasterly side of said
right of way with the southeasterly side of Middle Road (CR 48) ;
running thence from said point or place of beginning along the
southeasterly side of land now or formerly of E. Zuhoski, Jr.
North 590 14 ' 10" East 183 . 46 feet to the southwesterly side of
land now or formerly of G. and L. Helinski; thence along said last
mentioned land and along land now or formerly of Bidwell Vineyards
South 370 04 ' 20" East 219 . 64 feet to the northwesterly side of
land now or formerly of S. and J. Zuhoski, Jr. ; thence along said
last mentioned land South 590 14 ' 10" West 185. 74 feet to the
northeasterly side of a right of way; and thence along the
northeasterly side of said right of way North 360 28 ' 50" West
219. 40 feet to the point or place of BEGINNING.
TOGETHER WITH a non-exclusive right-of-way for ingress and
egress , and for utility purposes, to and from the subject premises
to Middle Road (County Road 48) .
BEING AND INTENDED TO BE part of the premises devised to the
TAXMAP party of the first part under the Last Will and Testament of Edward
DESIGNATION A. Zuhoski, Sr. who died a resident of Suffolk County, New York on
April 14 , 1964 (Surrogate ' s Court File No. 523 P 1964) .
Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 102 . 00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
BIL. 01. 00 the party of the second part forever.

001 . 004 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture SO requires.
