RADFORD REVOCABLE TRUST, dated June 9, 1994 with the power and
authority to protect, conserve and to sell, convey, lease, encumber
or otherwise manage and dispose of the real property herein
conveyed.

WITNESSETH: That the said first party, for and in
consideration of the sum of Ten Dollars($10. 00) in hand paid by the
said second party, receipt whereof is hereby acknowledged, does
hereby remise, release and quit-claim unto the said second party,
their heirs, devisees, successors and assigns, all the right,
title, interest, claim and demand which the said first party has in
and to the following described lot, piece or parcel of land,
situate lying and being -in the Village of Mattituck, Town of
Southold, County of Suffolk, State of New York, bounded and
described as follows:
BEGINNING at a concrete monument set in the northeast corner of
Pacific Street and Main Road;
thence running North 37° 04 ' 50" West, 212 . 52 along the easterly
side of Pacific Street to a concrete monument;
thence running North 510 40' 20" East 64 .90 feet to a concrete
monument;
thence running South 35° 57' 30" East along the land of Spilger
202 . 57 feet to a concrete monument set in the northerly side of
Main Road;

thence running South 420 20' 10" West along the northerly side of
Main Road a distance of 61.97 feet to the point or place of
BEGINNING.
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with
the appurtenances and all the estate and rights of the party of the
first part in and to said premises; To HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the
heirs or successors or assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have encumbered in any way whataver, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of
the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of Daying the cost of the improvement and
will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed
this deed the day and year first above written.
