The easement and right of way herein granted are covenants to run with the land and shall be binding upon and inure to the benefit of the successors and assigns of the parties hereto. The parties of the first part hereby agree that they and/or their successors and assigns shall be responsible for their proportionate share of the maintenance, cleaning and repair of a certain right of way shown on minor subdivision of Ralph M. and Theresa Y.
