GLOVER, his wife, residing at 5 a' ro) Greenview Circle, Huntington, NY 11743 � IDI party of the second part, Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York, known by and designated as lot no. 19 on a certain map entitled "Map of Country Club Estates, filed in the Suffolk County Clerk' s office on October 17 , 1978 as Map No. 6736, Suffolk County Tax Map # 1000-109 . 00-03 . 00-002 . 016, and more particularly bounded and described as follows : BEGINNING at a point on the westerly side of Country Club Drive distant the following three courses and distances measured along the southerly and westerly sides of Country Club Drive from the extreme westerly end of the arc of a circle connecting the southerly side of Country Club Drive with the westerly side of Linden Avenue also known as Moores Lane: 1 . North 88 degrees 41 minutes 10 seconds West 277 . 37 feet; 2 . Northwesterly along the arc of a curve having a radius of 160 . 00 feet, a distance of 211 . 16 feet; 3 . North 13 degrees 04 minutes 10 seconds West 77 . 80 feet to the true point or place of beginning which point of beginning is also the dividing line between lots 18 and 19 on the aforementioned map; RUNNING THENCE South 76 degrees 55 minutes 50 seconds West along said dividing line 300 . 20 feet; THENCE North 03 degrees 24 minutes 20 seconds East 179 . 36 feet to the dividing line between lots 19 and 20 on the aforementioned map; THENCE North 76 degrees 55 minutes 50 seconds East along said dividing line 249 . 33 feet to the westerly side of Country Club Drive; THENCE South 13 degrees 04 minutes 10 seconds East along the westerly side of Country Club Drive 172 . 00 feet to the point or place of BEGINNING. BEING and intended to be the same premises conveyed to the grantors herein by deed dated July 2 , 1985 and recorded in the Suffolk County Clerk' s office on July 17 , 1985 in Liber 9832 page 534 . And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires .
